Vestlet Data Overview

At Vestlet, we want to make sure our investors are getting the latest, and most complete foreclosure data available. Rather than simply taking an automated pull of limited information from MLS, we research and hand-enter our data daily to ensure our members are getting the complete picture for every potential real estate investment.

Our data is broken into two main categories... HUD (government owned) and REO (bank owned) listings.

The sale of HUD properties is handled through a weekly bidding process that we know inside and out. We provide you with all the basic HUD listing data, but in addition, we show you:

 

  • Times Dropped - One of the great things about HUDs is that, for many listings, the price will drop periodically when there has been no winning bid on the property. Knowing how many times the property has dropped in price is a good indicator how far below market value it's possible to win an auction.
  • Suggested Starting Bid - To make it even simpler, we do the calculations for you! Through our experience with the bidding process, we've developed our own formulas for calculating the best starting point for winning bids at the best value!

With bank-owned REO properties, the purchasing process can vary widely. For this reason, you need to know a great deal of information about any property you are considering. in addition to the typical listing information, we provide you with:

 

  • Tax Assessment Value - This figure is provided by a county assessors office and is the county estimate on the total value of the property. It can help you determine whether the current asking price is over-inflated or a potential deal.
  • Foreclosed Price - This is the amount that the bank paid for the property at auction. The bank will generally take a percentage somewhere below what they paid at auction, so this number gives you a starting place from which to make an offer.
  • Months Foreclosed - Banks don't want to be property owners. The longer a property has sat on the market, the more likely they may be to take a greater loss.
